The reason comes down to how a shingle roof works. Shingles do not seal — they shed. Each course overlaps the one below so gravity carries water down and off. That system works beautifully across an uninterrupted slope and fails completely at any joint, because a joint gives water a path sideways or upward that gravity alone will not defeat, especially with North Texas wind behind it.
Flashing bridges those joints. Done properly it is layered into the shingle courses so that water running down always lands on top of the next surface below it, never behind it. Each piece laps the one below. - Valley flashing — lines the V where two roof planes meet. Valleys concentrate an enormous share of the roof's total water volume into a narrow channel, so this is a high-stress area. Open valleys expose the metal; closed valleys weave shingles over it. Both work when installed correctly, but debris trapped in a closed valley holds moisture against the shingles.
- Chimney flashing — the most complex and most commonly failed detail on the roof. It is a two-part system: base flashing that laps up the chimney and counter-flashing cut into the masonry mortar joints and folded down over the base. When you see a chimney with a thick collar of black roof cement around it, someone skipped the counter-flashing.
- Vent pipe boots — the rubber or neoprene collars sealing plumbing vent penetrations. In Dallas sun, the rubber typically cracks and splits after 8 to 12 years, well before the shingles need replacing. This is one of the single most common leak sources we find, and one of the cheapest to fix.
- Drip edge — the perimeter metal at eaves and rakes, covered below.
- Counter-flashing and kick-out flashing — kick-out in particular is a small angled piece where a roof edge meets a wall, diverting water into the gutter rather than down behind the siding. It is frequently omitted, and when it is missing the damage shows up as rot inside the wall long before anyone suspects the roof.
Drip Edge: The Missing Piece on Older Dallas Roofs
Drip edge is L-shaped metal along the eaves and rakes that carries water off the roof deck and into the gutter, instead of letting it wick backward under the shingle edge onto the fascia board.
Without it, water running off the roof clings to the underside of the shingle edge by surface tension and runs back onto the wooden fascia and into the decking edge. The damage is slow and hidden: the first visible sign is usually soft, dark, or peeling fascia, or gutters that have begun to pull away because the board behind them is rotting and no longer holding the fasteners.

- Rust streaks running down from any metal on the roof, or orange staining on the shingles below a joint.
- Lifted or wavy metal along a wall line or valley, or metal visibly standing proud of the shingle surface.
- Cracked or collared vent boots — the rubber splits radially around the pipe and the gap is often visible from the ground.
- Dark, soft, or peeling fascia behind the gutters, or gutters sagging away from the house — the classic missing-drip-edge signature.
- Daylight at joints from inside the attic on a bright day, and any water staining on the underside of the decking near a chimney or vent.

The Re-Roof Question: Reuse or Replace?
New shingles over old flashing is the most common corner cut in the re-roofing business. It saves the contractor material and labor, it is invisible from the ground, and it is why some roofs start leaking within a couple of years of being replaced.
The honest answer is that some flashing can be reused. Heavy-gauge valley metal in good condition, or counter-flashing properly set into masonry that is still sound, can legitimately stay. But step flashing, vent boots, and drip edge should be replaced as a matter of course during a full re-roof — the material cost is minor relative to the job, and the labor to weave in new step flashing is already being spent when the shingles come off.
When you compare quotes, look for flashing called out as its own line item. A bid that says "replace all pipe boots, step flashing, and drip edge" and one that says only "install new shingles" can differ by a few hundred dollars and by the entire question of whether the roof leaks in year three.
